Qualified and experienced for litigation support including expert witness testimony for depositions, mediation, arbitration, and in-court appearance/testimony at Federal and State Courts, and, County Tax Appeal Hearings.
We can cover your appraisal needs for most property types, including shopping centers, strip retail, mixed-use, office buildings, industrial, apartments of any size, mobile home parks, fast-food, restaurants, 2-4 units, vacant land, special purpose, single family residential, condominium, luxury properties and estates, vacant land, acreage, lots, existing and proposed, and most others including leased fee and leasehold interests and other fractional interests.
A significant portion of our practice includes retrospective (historical appraisals) for "Date of Death" (DOD) values on behalf of estates, trustees, financial planners, tax attorneys and CPA's. Multiple dates of fair market value and fair rental value are also one of our areas of expertise, and are provided for many Divorce & Partnership Settlement proceedings.
We commonly provide Joint appraisals on behalf of a Petitioner and Respondent and their attorneys, where each side expects and receives an unbiased and neutral appraiser providing market research, analysis, conclusions and opinions that do not advocate on behalf of any one party. Mr. Gilbert likewise is a court designated 730 Expert.
We are familiar with the IRS Rules necessary to meet their requirements on appraisals including specific certifications.
Employee Relocation is an area of expertise involving residential properties. Mr. Gilbert holds a Certified Relocation Professional (CRP) designation from the Worldwide Employee Relocation Council, co-developed the current 2010 Appraisal form used by all Employee Relocation appraisers throughout the U.S., co-founded RAC and holds the CRP designation from Worldwide ERC (WERC).
There are many variables and possible complexities involved with every property, impacting the scope of work and time required for a particular assignment. These range from fairly basic and simple to extremely difficult and complex, all requiring different level of due diligence in research and analysis.
Our fees for appraisal and consulting services are quoted individually on a case-by-case basis. We do not have fixed fees for any professional services. We offer fair & competitive pricing, based on a combination of factors such as property type and complexity, anticipated time and difficulty to complete the assignment, scope of work necessary to produce a credible and accurate result, the intended use, the intended user, the appraisal type, and other factors.
